Thor Equities acquired 95 Greene Street, known as the Liberty Innovation Center, and repositioned the eight-story property to lease to life science, pharmaceutical, green tech, agriculture tech, healthcare, or medical tenants. Vanderweil provided MEP/FP engineering, and tel/data and security design services for the core/shell renovation of the building into a combination laboratory/office facility.
The building is capable of supporting research from pre-clinical through production. It features a lab-supporting infrastructure and a core that accommodates tenant lab services. The 14+ foot clear ceiling heights accommodate small and large molecule research. The building was laid out with large, efficient, and flexible floor plates that can accommodate multiple tenants.
New HVAC infrastructure was provided including air handling, laboratory exhaust, hot water, and condenser water. Return air is available for office tenants to conserve energy. New electrical infrastructure increased the power available for tenants, and provisions are available to integrate back-up power generation systems. Pathways were developed to accommodate future tenant utility needs, such as hazardous exhaust, lab waste and similar.
